Buying in Bali

Aspects to Consider

Bali’s unique ethnic and cultural profile, temperate climate and natural beauty, easy international access, high living standards and low labour costs continue to drive the economy despite the events over the past few years. More than just a tourist destination, the island has an established and diverse foreign community of professional and creative people, a tradition that dates back to the 1920's. The result proves to be a fascinating mixture unrivaled anywhere else in the world, the very epitome, of the 'global village'.

Before committing to the purchase of a property in Bali, it is worth spending a few moments considering what your motivation is for making such a purchase. There can be a wide gulf between a property that you might consider buying as a second home in comparison to a property that you acquire as an investment.

Location is of course a primary consideration of any property search. However there are some very specific considerations when buying property in Bali, many of which simply do not apply to similar acquisitions in the West.

Some aspects to consider are:

  • Age of a Villa
  • Building Materials
  • Accessibility
  • Access to Water
  • Building Restrictions
  • Relationship with the Banjar
  • Beaches
  • Capital Appreciation
  • Drainage
  • Electricity
  • Internet
  • Landscaping
  • Maintenance
  • Management
  • Natural Orientation
  • Noise
  • Operational Design
  • Pests
  • Rental Potential
  • Security
  • Size of a Property
  • Swimming Pools
  • Telephone Lines

What Makes a Good Rental Villa

With our experience of the rental market in Bali, and the exposure to a wide number and variety of properties (both in terms of style and standard), we are well positioned to offer guidelines as to what makes a successful rental property.

Any rental villa must fulfill a certain number of basic requirements to enter the higher echelons of luxury villas. By no means do we imply that anything else will not be rentable, only that the return on investment will never be so high.

There are many factors to consider in terms of what makes a good rental villa and these factors can be interdependent. Thus, a villa concept suited for the central location of Seminyak, may not be suited for another location. With this in mind, there are a few standards that can be generalized.
